Impact of zoning restrictions on housing prices: Evidence from Seoul

Abstract

We apply a difference-in-discontinuities approach to examine the effect of relaxing zoning restrictions on housing prices in Seoul. We find that lifting zoning restrictions results in a reduction in the gap in apartment prices between treated and controlled areas, indicating an increase in housing prices in areas where zoning restrictions have been removed.
